»The thesis addresses the issue of spatial and functional degradation of former industrial areas in Maribor, with a particular focus on the urban district of Melje. This is a morphologically and historically significant urban segment that, following the decline of industry, has lost its productive role and consequently its urban vitality. The purpose of the thesis is to explore possibilities for sustainable urban regeneration through the introduction of new cultural, educational, and social programs that would reactivate the area and restore its role as an important urban generator. The proposal envisions the redevelopment of the former Maribor Textile Factory (MTT) complex into a university campus with a cultural incubator, integrating academic, artistic, and public functions. The architectural concept is based on the reinterpretation of industrial heritage and the establishment of a spatial synthesis between preserved structures and new architectural interventions. The design emphasizes the creation of an open, permeable public space that fosters interaction among users and allows for multi-layered use across various temporal and programmatic levels. The project follows the principles of sustainable renovation, reversibility of interventions, and respect for the authentic materiality and structural logic of the existing buildings. Through this approach, Melje gains a new identity as a hybrid urban area, where industrial past, academic future, and cultural creativity intertwine. The thesis thus demonstrates that architectural intervention within a historical industrial context can become a key catalyst for spatial, social and economic urban regeneration of the city.«
